NextGen Textile Park — Pali, Rajasthan
Upcoming
NextGen Textile Park is a private textile park spread over 94 acres in a gated industrial community located in Pali, Rajasthan. It was established in 2007 under the Scheme for Integrated Textile Park (SITP) by the Ministry of Textiles, Government of India, with the aim of providing a Common Effluent Treatment Plant (CETP) featuring Zero Liquid Discharge (ZLD) for textile dyeing and printing units in line with pollution control board guidelines. The park offers a total saleable area of over 2,00,000 sq. meters, of which 95,000 sq. meters have already been sold. Currently, the CETP is operational and serving 20 industrial units within the park. Due to strict environmental regulations in the region, only industrial setups within NextGen—which has a government-approved ZLD CETP—are permitted to expand, leading to an increase in industrial property prices. An upgrade of the CETP to 8.0 MLD has been approved under the Integrated Processing Development Scheme (IPDS) at a total project cost of Rs. 129.42 Crores, funded by the Ministry of Textiles (Rs. 64.71 Cr), the Rajasthan state government (Rs. 32.35 Cr), and NextGen (Rs. 32.36 Cr), with Rs. 6.30 Cr already received from the Ministry. Upon completion, the upgraded CETP is projected to generate Rs. 67 Cr in annual operational revenue and Rs. 15 Cr in income. The remaining industrial plots are expected to be sold at a minimum price of Rs. 13,500 per sq. meter, based on 2022 RIICO auction rates in the surrounding area.

Master Plan Of The Park

Project Location
Competition
All other units in Pali have been closed down by the Pollution Control Department due to not having enough treatment facility. Newspaper cutting showing the problems of the unit owners. The Park is the only place left where ZLD CETP is running successfully as there is no risk of closing down of factories. Other entrepreneurs who are ready to set up their units in the park.
